Sold "As-Is", everything stays including the personal property.
TERMS: $5,000 down day of the auction with the balance at closing. A 10% Buyer's Premium will be added to the winning bid to establish the final purchase price.  Buyer's premium is due the day of the auction along with the earnest money deposit. Possession at closing. Taxes prorated. The Sellers will provide a Warranty Deed at closing. The Sellers will provide an Owner’s Title Insurance Policy. No survey unless required for clear title.
RE BROKERS: Must Register Clients 24 hrs. in advance of the auction & be present with them at any & all showing they attend including the auction to receive compensation. Client Registration form is in docs. Seller has the right to accept bids prior to auction.
